我国房地产经济发展现状及发展策略研究

【摘要】2008 年金融危机中，党和政府本着为人民负责的原则，以高度历史自觉和责任感制定出四万亿救市计划，大量投资涌 入基础设施建设相关行业，我国不仅平稳度过危机，更是实现了经济的继续腾飞。也是 2008 年以来，房地产行业迎来了突飞猛 进的发展，其发展是我国经济发展，人民生活水平提高的重要表现。近几年，房地产经济出现些许的低迷之势，不复当年之勇， 其发展中暴露出一些问题，制约了房地产经济乃至我国整体经济的可持续发展，值得引起重视。问题主要有房地产市场秩序混乱， 尤其表现在开发经营环节；房价上涨过快，制约了整体消费能力；房地产市场监管存在缺失；各地房地产开发存在盲目跟风的现 象等等。房地产经济的可持续发展对于我国的经济稳定和发展有着重要影响，党和政府以及社会各界应当重视起来，共同促进房 地产经济的可持续发展。

Abstract: In the 2008 financial crisis, the Party and the government, in line with the principle of being responsible for the people, formulated a 4 trillion yuan rescue plan with a high sense of historical consciousness and responsibility, and a large amount of investment poured into the infrastructure construction related industries. China not only survived the crisis smoothly, but also realized the continued economic take-off.It was also in 2008 that the real estate industry ushered in rapid development. Its development is an important manifestation of China's economic development and the improvement of people's living standards.In recent years, the real estate economy has appeared a little downturn, no longer the brave, exposed some problems in its development, restricted the sustainable development of real estate Jing economy and even China's overall economy, which is worth attracting attention. The main problems are the chaotic order of the real estate market, especially in the development and operation link; the housing price rises too fast, restricting the overall consumption power; the lack of supervision of the real estate market; and the imagination of local real estate development.The sustainable development of real estate economy has an important impact on the economic stability and development of China. The Party, the government and all sectors of society should pay attention to it and jointly promote the sustainable development of real estate economy.
